History renovating coastel cottage with seaview early 2000
Stripping The building
We started renovating that old traditional cottage in Kenmare, Kerry, Ireland.
The very old stone house had walls of more than 60cm thickness, old
wooden window frames with single glass and two doors one on the front
and one on the back.
The ground floor had different levels and the wooden staircase was in
the middle of the house.
The bridge over the stream could not be crossed with a car. The water
system was an old no pressure with an open container.
The goal was a comfortable warm house with 2 bedrooms and a spacious
living room with a view over Kenmare river and the mountains to the
north-west.
In the former kitchen we removed 3 fireplaces. As a result the house
became 2 meters longer.
We used that demolition for outdoor floor natural stone at the front
door and paving of the parking.
The plaster on the inside of the stone walls is cleared away.
The floor between the levels was completely demolished.
We had the wooden roof truss treated by Rentokil Ireland.
Between the ground level and 1 level the floor was completely removed.
Renovating the cottage
Instead of the 3 windows in the front facade we installed
a new
panoramic window with double glazing and renewed the smaller windows
with double glass.
After leveling the ground floor it was covered with a plastic layer
as a radon barrier.
The floor between the levels is completely rebuilded. We used the best
existing insulation for walls and floor: Foam glass.
It is non-flammable, humidity resistant to germs and insects. This was
covered with netting and a bonding layer.
The walls have been plastered and the floor has been finished with
tiles.
Insulating a building with foamglass is avoiding all deterioration
problems and creating a cosy good feeling.

The ceiling in the living room, insulated with glass wool, thicknes

inches, is professionally finished and never painted because the
material of the plasterwork makes a beautiful gradation visible.
Heating for a comfortable and ecologic house
For heating we have a heat pump Mitsubishi Electric MSZ-MJ50VA, COP
/
Star rating - Heating: 3.29 / 4.0. The output of heat is between 3.9
and 4 times the input of electric energie.
Other advantages are : No fuel supply (beside electric) and low
maintenance cost.

The insulation works are not reflected in The BER.
Limestone staircase and window sills
The staircase that rises in the hall is first-choice stained
limestone from an Irish quarry.
The window sills in the living room are also of first-quality Irish
limestone.
In Irish Blue Limestone, Ireland is truly blessed with one of the
most beautiful and durable of natural stones.
Cities all over Europe, and beyond, are choosing it for civic projects
large and small, and they are doing so for very good reasons.
Irish Blue Limestone is extremely hard and little porous, making it
suitable for indoor pavements with high traffic or outdoor areas.
The stone has a historic significance, as it was used for carving and
building some of Ireland's most famed buildings and monuments in
Neolithic Ireland
The living floor and bedrooms
The beams and wooden floor in the living room were supplied by the
Wood Mill in Kenmare.
In the two bedrooms there
are provisions for a bedroom sink.
Garden, Shed and Roof
The shed againsted the house has always been a ˜Cave of Treasures
with tools, gardening equipment and fishing rods.
The ruin in the garden got a roof and is plastered on the inside. Now
we call it The White Room. A rams head, which we received from our neighbour, on
the door completes the job.
The ground area of 0,657acres or 0.265ha is completely enclosed with
wire fencing of 110 cm high.
On the southside at the back of the house is a concrete wall of 1
metre.
The home roof was replaced 5 years ago with natural slates in the front
and new slates in the back.
A stream at the entrance to the domain is a valuable asset.
Double glass window in living room overlooking Kenmare bay and Kerry mountains.
Hall , ceiling insulated with glass wool, floor insulated with cement-polistyreen mixture.
On the floor are ceramic tiles , grade 4, offering an exceptional durability.
The staircase is made of Irish limestone 1st choice bluestone.
The bedrooms and bad room walls and floor are insulated with glass foam, the best insulation in all circumstances.
The floors in bedrooms and bad room are finished with ceramic tiles , grade 4, offering an exceptional durability.
